A $35 fee for each applicant over the age of 18 is required in order to start the processing of the application. The application must be filled out completely and signed. Online applications are considered signed with an electronic signature when submitted.
For the application process, we only accept cash, money order, or personal check for payment options. A copy of your driver’s license (photo I.D.) is also required.
You will need to provide a proof of income through YTD pay stubs, bank statements or other proof of income documents that can be verified by TLC Real Estate and Property Management. Income verification is an integral part of the process in order to confirm that you have the financial capability to pay your monthly rent. Property information must be provided to avoid a delay in your application.
Credit report is required for each applicant. Our credit reports are rated by the normal FICO score and contain the normal credit information.
The final step is tenancy verification. You need to provide us with a proof of ownership for your home or a previous landlord’s contact information. Two years' worth of information must be provided for the verification process. Please try to disclose everything you can to help us expedite the process.
If all the required documentation is submitted and we are able to verify everything, you can expect the process to take 2-4 business days. For every placement into the properties to be rented, the owner will have to offer approval.
Note: If you can any unlawful detainer/eviction listed on your record, we reserve the right to deny your application. This will be excused if you have the proper courts documents verifying that a wrongful judgment was filed against you.
